RULES FOR COMING SOON & PRIVATE EXCLUSIVES

MLS RULES ABOUT NON-MLS LISTINGS:

According to current MLS rules, listings cannot be publicly advertised or shared with any agent outside of the Long & Foster network until 24 hours prior to listing in the MLS.  The MLS has the authority to fin agents up to $5,000 for violating these policies. The rules do permit the "listing agents to reach out to other agents within their brokerage firm". In addition, they may let other agents in their brokerage know of the listing through a private intranet or other non-public mechanism such as this agent portal.

 

ABOUT PRE-MLS COMING SOON LISTINGS:

Your sellers could find the perfect buyer before going public on the MLS by adding your listing to this portal and exposing it to our 10,000+ L&F agent network.

In order to add a listing, you must have a signed listing agreement and coming soon addendum. When you click on the SUBMIT button to add a property, you are confirming that you have the appropriate documents.

Once your listing goes live in the MLS, you need to delete it from the portal.

 

ABOUT PRIVATE EXCLUSIVE LISTINGS:

A private exclusive is a listing that is not going into the MLS per the instructions of the Sellers.  These listings can only be shared within the Long & Foster network of agents and cannot be marketed to the public or posted on social media.  Once a private exclusive listing is sold or expires, it needs to be deleted from the portal.

 

SHARING A LISTING:

In order to be in compliance with the MLS rules, do not share any listings on the portal except with other L&F agents. Do not post listings on social media. You can share details with your buyer clients (assuming you have a signed Buyer Agency agreement) and send a link to the photo tour.
